Grand Haven, MI Homes and Real Estate: A Local's Guide

Grand Haven sits where the Grand River meets Lake Michigan, with older homes near downtown, lake and dune homes along the shore, and new construction in the township. We've listed new construction here ourselves, and we grew up in the building industry, so this is the guide we'd give a friend buying or selling in Grand Haven.

Grand Haven at a glance

Grand Haven is a city of about 11,000 people and the county seat of Ottawa County. The city's population was 11,038 in 2025, according to the U.S. Census Bureau.

  • The water: The city sits at the mouth of the Grand River on Lake Michigan. The red South Pier lighthouses date to 1875 and 1905 and are linked to shore by a lighted catwalk, and Grand Haven State Park's beaches sit near the pier (Wikipedia).

  • Downtown and the river: The Grand Haven Musical Fountain, built in 1962 across the river from downtown, plays nightly during the tourist season (Wikipedia).

  • Coast Guard City, USA: Grand Haven was the first city to get that designation from Congress, in 1998, and its Coast Guard Festival draws more than 300,000 people (Wikipedia).

  • Getting around: US-31 runs through the city as Beacon Boulevard and crosses the Grand River on a drawbridge at the north edge of town (Wikipedia).

The Grand Haven market right now

Buyers across Ottawa County have more homes to choose from than they did this spring, and prices are still rising. In September 2026, the county had 481 active listings, up 22% from a year earlier, and the median sale price rose 6.1% to $430,000. Homes averaged 30 days on the market (WMLAR).

County numbers are a starting point. A home near the lake and a home in a new township subdivision can sell very differently, so we price from the closest recent sales and the homes on the market today.

Grand Haven homes by type, and what we check in each

Every kind of home has its own weak spots, and knowing them tells you where to look first.

Older in-town homes

Where you'll find it: the streets around downtown.

What we check: foundations and basement moisture, original wiring and plumbing, old windows, the quality of past updates, and lead paint disclosures on anything built before 1978.

Lake and dune homes

Where you'll find it: along the Lake Michigan shore.

What we check: roofs, siding, decks, and windows worn by lake wind and weather, plus drainage and any shoreline or dune work and its permits.

Riverfront homes and condos

Where you'll find it: along the Grand River and near downtown.

What we check: flood zone status, docks and seawalls, and for condos, association finances, reserves, and special assessments.

Mid-century homes

Where you'll find it: established neighborhoods across the city.

What we check: roof and window age, original electrical panels, sewer lines (a camera scope is worth it), and which updates were permitted.

New construction

Where you'll find it: newer subdivisions in Grand Haven Township, like The Haven, our own listing on Mercury Drive.

What we check: builder track record, a pre-drywall inspection, grading and drainage, and the warranty terms.

Buying or selling in Grand Haven

  • Selling: small updates often matter more than big remodels. On one recent home, about $30,000 in updates helped it sell for $877,000, six months after it was bought for $740,000. What's my home worth?

  • Buying: judge a house by its bones before its finishes. Our buyer's guide walks through the process and what to inspect by the age of the home.

  • Homes on well and septic: in Ottawa County, sellers must have private well and septic systems evaluated before a sale, and buyers receive the report at closing (Ottawa County Health).
